Northville Township real estate update.  A little about what the subdivision is like and what has sold and what is for sale in the Lakes of Northville Subdivision.

Lakes of Northville subdivision.   Lakes of Northville has approximately 304 homes in it.  The homes were built during the years of 1979 -1986.

The homes are mostly Colonial and Cape Cod style.  Most of the homes have , brick/vinyl, brick exteriors, 2 car garages, 3-4 bedrooms, 2 + bathrooms, basements.

Square footage of the ranch homes range from 1700 - 2100 square ft.

Does it really matter? The temperature

The temperature that you keep your house at when you have it listed does matter!  The goal of listing your Michigan home or wherever you are selling your home at is to get it sold.  In order to get it sold first you have to get people into the home.  That part is up to the real estate agent that you hire.

But then it falls on you the homeowner.  You want buyers to spend time in your home.  You want the prospective buyer to be comfortable in the home.  To look it over carefully.

Set the furnace or air-conditioning temperature in the comfortable range.  If you like the home hot turn the temp down.  If you are frugal and don't run the air conditioning on 80 degree days, turn it on!!  If you are going South for the winter or have an automatic temperature control that tuns the heat down during the day.... turn the heat back on!  You don't want prospective buyers running out of the house because it is too cold or too hot.  If the prospective buyer is shivering or sweating in your home that is not good.  You want to set a good experience, a good feeling about the home.  NOT TO REMEMBER IT AS THE "ICEBOX HOUSE'' OR "THE SAUNA"

Home not selling?

Most Michigan homes and homes across the nation are taking a long time to sell.  Here are some options to think about.  Do you have a lot of equity in the house?  Do you actually need to sell your Michigan home to buy another?  Do you have money in the bank to put down on another house?  Could you sell the house on land contract or lease with option to buy?  This would allow you to cover your old mortgage payment, earn interest, and sell the home all at the same time. 

For some people a land contract sale or lease with option to buy might be the right way to sell a home.  There are many people out there that have bruised credit.  They won't get approved for a home mortgage in this market.  But they want to buy!  They may have had a foreclosure, but may have learned their lesson about buying too big of a home.  They have a good job, have too many possessions to rent an apartment, and want home ownership.  

There is a market for this. Get a down payment, sell the home on a land contract at a slightly higher interest rate than conforming credit people.  You as a home seller could make a profit on selling the home and earn monthly interest.  You would be getting the best of both worlds!

One of the ways you can do this is to do a 5 or 10 year balloon land contract amortized over 30 years.  The buyer would get normal payments, but would be forced to get a bank loan in 5 or 10 years.  Their credit should be better, and they should be able to get a loan.  In 5 or 10 years you would be free of the house.

Allen Park, Michigan a little information

Allen Park, Michigan.  I grew up in Allen Park, Michigan thirty years ago, and yet when I go back it still seems the same.  Allen Park is still a small town suburb in the shadow of DetroitAllen Park's claim to fame is that we have the largest tire in the world.  It is located on I-94 just past Southfield Freeway.  It was an old ferris wheel that was covered over to make it look like a tire.  It has been standing on the side of the road ever since I can remember.  Allen Park is also home to the Detroit Lion's training facility.

The Allen Park school system is still a fine system to graduate from.  Allen Park School board has made the necessary decisions to be financially sound, and improving the schools.  Allen Park High School has been given a nice face lift over the years.  The Allen Park Jaguar high school football team has been doing well the last few years.

Should you have this information on your website

Should you have just real estate information on your real estate website?  I go back and forth on this one.  Advanced Access sometimes promotes that you should put on Holiday info or other non real estate info on your site to draw unique hits, to have more content, and to get people to stay longer on your site.  I have three different areas on my site.

I have a Michigan things to do section.  It has every link possible to do anything and everything under the sun on Antiquing, car shows, arts & crafts festivals, bird watching, camping. (In Michigan).

I also have Michigan Holiday pages that I change up every month.  It has holiday trivia, history, recipes, and jokes for that months holiday.

Then I have a Michigan trivia and Michigan fun facts page.

I feel sorry for the sellers!!!

These poor sellers.  They don't know what is going on behind their backs.  I took clients out Saturday morning to look at four Canton Homes, and one Livonia, Michigan home.  Three of the Canton homes were trashed.  One of the Canton, Michigan homes and the Livonia home, my buyers were interested in.  My buyers had questions about one of the homes.  So I called one of the agents cell phone and got no answer.  Then I call the agents office.  After being put on hold for a few minutes, I asked for the agent and for the seller's disclosures to be sent over.  The agent was not in, but they took a message.  I never received the sellers disclosures.

On Sunday I called the agents cell phone, no answer, no return call yet.  No disclosures still on the property.  I call the agent's office and asked for the disclosures.  Still nothing.  At the end of the day on Sunday no return call and no disclosures still.

My clients decided they like the Livonia Home better anyway and decided to put a bid in on the home.  Moral of the story is that buyers sometimes don't wait.  They sometimes are impulsive and want it right away.  If you have an agent that is unavailable or doesn't return calls for a day.  You may have the wrong agent.

Real estate is all about communication.  Call your seller's agent before you hire them.  How long did it take for them to call you back.  If it was a day or more then you might want to reconsider your choice.  If it is taking them a day to get back to a prospective client, then think of how long it is taking to get back on a potential offer.  Or somebody they don't know.  Buyers, sellers, and agents want and need responsive agents in order to get a deal done.

South Lyon, Michigan all about

South Lyon, Michigan 

South Lyon is town that has a small town atmosphere with modern housing. The Historic South Lyon Hotel is located in downtown South Lyon, Michigan and is one of the many old building in downtown South Lyon, this historic landmark has been in operation for over 137 years!   The community was named after Lucius Lyon, legislator.

  South Lyon was first called Thompson´s Corners, this city began in 1832 when the first house was built by the widow Thompson, whose son opened a store there.  South Lyon's City center is located at 10 mile and Pontiac Trail within 5 miles of US-23 and I-96.   South Lyon area covers only 3.5 square miles and is home to 11,000 residents.  It still has a rural feel to the area.

South Lyon has a police force of 18 full time officers , 2 clerks, and 1 service clerk.  The number of violent crimes in South Lyon recorded by the FBI in 2003 was 12. The number of murders and homicides was 0. The violent crime rate was 1.1 per 1,000 people.  Which is great compared to many cities.

All the nice people on Active Rain
