Northville Ridge subdivision Northville Michigan is just past Ridge Rd and just before  6 Mile Rd turns into a dirt road.Northville Ridge subdivision Northville Michigan  So it is west of Ridge Rd and South of 6 Mile Rd on the western edge of Northville and Wayne  County.

Northville Ridge has approximately 356 homes in it.  The homes were built during the years of 2004 until 2010.  There were still empty lots in 2010 in the western most part of the subdivision. 
 

 Located within walking distance of the subdivision is a new elementary school. Which is a big bonus for anybody with kids!

In the other section the homes are closer together, are smaller in size, and have 2 car garages.  

 If you buy a home in Northville Ridge subdivsion your kids will be going to Northville Schools .

There is an actual common area pathway between the houses so the kids can walk to school.

This mold might be your key to a great deal

Most home buyers run at the sight of mold.  And I agree in many cases you should run.  If you can't afford to fix the cause of the mold or afford to re-mediate the mold correctly you should run.  Many times it can become a major project because the mold has come down the walls and is behind the walls.  Those types of projects can become nightmares because you don't know how bad the mold is behind the walls.

But mold in the basement is one area, I think should not worry all Michigan home buyers.  If you and your family member don't have allergies or asthma this might be a problem that can be corrected.   If you have allergies or asthma you should stay away from homes with mold.

I think there is opportunity to buy a home at a great price is when the sump pump backs up and floods the basement.  When Michigan home owners walk away from their foreclosed house they shut off the electricity.  Sometimes the bank doesn't even know the homeowners have left.  So when it rains the sump fills up, the basement floods, then the mold starts to grow.  This is what you seeing in these pictures.

A basement flooding happens quite often in Michigan foreclosed homes because of the electricity being off.  The flooding stops as soon as the electricity is on and sump pump starts working.

This foreclosed home was in Southfield Michigan.

But when the basement floods the drywall will draw up the water like a sponge.  Then the mold will grow as high up the drywall as the water got absorbed.  The water could have been one or two inches deep and cause all this mold.

What is great is that the mold can be cleaned up.  Of course whoever does the work should be qualified to do the clean up.  Masks and protective clothing should be worn.  But basically gutting the basement down to the cement walls most likely can be the solution.  Then cleaning up the cement walls and repainting can get the home back in livable shape. 

On the other hand when a home floods because of broken pipes and there is on mold on the ceiling, walls, floor trusses in the basement and on the walls of the main floor.  Then I would run the other way.  That home is a major project.  You may not be able to get all the mold out in a home like that.

So don't cross off the house with the moldy basement if you are a cash buyer.  But if you are a buyer that needs a mortgage then forget about the home and move on.  The only time I ever saw a home get bought with mold was a USDA rural housing loan.  I don't know how it slipped through.    

I have seen homes that are absolutely beautiful upstairs and have mold downstairs.  Homes that need no work but have a moldy basement.  Those are the homes you might want to consider if you have the money and the people to clean it up.

Maybury State Park Easter Egg Hunt April 3 2010

Looking for a place to take the kids next weekend, then plan on taking them to Maybury State park for the Easter Egg Hunt.  The kid can meet the Easter Bunny, or get their faces painted. There will be an egg scramble with over 4,000 candy and toy filled eggs on April 3, starting at 11:30am.  All kids will receive a goody bag, no matter how many eggs they collect.

Remember Maybury is a State Park so all motor vehicles entering a state park or recreation area must display a Motor Vehicle Permit.  The permits are available for purchase at the park entrance and headquarters. The cost for the permit is $24 for a resident annual and $6 for a resident daily. A nonresident annual is $29 and a nonresident daily is $8.

So bring the kids down to Maybury State Park next weekend for the Easter Egg Hunt.

Internet and Active Rain success

It was a quiet day on the phone actually for me, but I got three different phone calls that shows what internet marketing and blogging can do.

  1. My first call was from our local Channel 4 TV news looking to find a person that lost their house in foreclosure and all the steps they took to save it.  I tried to call two clients that were in that situation but neither one answered their phone.    So I relayed it on to my office to see if any of the other agents had a client that would want to share their story on TV.
  2. My second call was from a person wanting to know what to do when fighting their Michigan taxes, what step to take if they didn't win at the local board of review level.  I actually like these calls even though they don't bring me a dime.  It's a chance to share my knowledge and help people reduce their Michigan property taxes.  Sometimes it can be frustrating because some callers are so up in arms over their taxes that they aren't listening.  Sometimes I'm just the venting sounding board.  I don't even mind that because they aren't mad at me.  They are mad at the system.  Which I can understand totally.
  3. My third call was from a hedge fund in New York.  They were looking for information on our local Metro Detroit real estate market, what the end of the tax credit would mean to our market, and what a rise in interest rate would mean to buyers.  I honestly didn't know how it would apply to a hedge fund but it was interesting to talk in-depth about the economics of the government policies and how they affect our market.  They might even pay me in the future for my knowledge.  I'm sure it's not going to be much but it's nice to be paid.

The internet and blogging has brought me many opportunities. 

  • My clients and I shot a casting call video for one of cable's home buying programs.  They never came to Detroit so we we never got our chance at tinsel town.   Just from being on the internet.
  • I have been interviewed several times for articles by newspapers and magazines
  • I have been called by a REIT (real estate investment trust) for my take on a condo project, and the thought of investing in a unfinished metro Detroit condo project.  (which would have been a disaster in this climate.... they didn't do it)
  • I have been called by investors from around the world wanting to invest in the City of Detroit.  As far away as Australia and India.  I heavily discouraged them from investing in Detroit because of their chances to profit and be able to manage their investments even with a local manager.  It would have been money thrown away for them.

So for all of you that wonder if the internet works....let me tell you it does.  It is great advertising.  I don't know exactly where any of these people found me but I can tell you some of it has come from Active Rain.  So many of my articles show up on google from active rain.  Active Rain is a good place to be!!!!

Real estate closings - how long do they take

How long do real estate closings take if you are paying cash?  Not long at all.  Basically in Michigan there are only 5-10 documents that you have to sign when you are buying a house cash.

The title company closer will go over the buyer's statement which is a breakdown of all your costs.  They will show you the deed to make sure your name is spelled right.  (You won't get the deed at closing as the title company will take it to the County to get the deed recorded).

Then there is the property transfer affidavit and the Homestead exemption forms that you will have to take to the local city hall or township hall.  These documents put the property in your name at the local city and let's the city know if you are eligible for the homestead exemption (which gives you a reduction in your Michigan property taxes).

Then the rest of the documents usually are what I call CYA documents.  "cover your #ss" documents are documents that the title company makes you sign acknowledging that the house is being sold as is, that they have no responsibility, and that you can't sue them because of the house condition known or unknown.

So sometimes a cash home closing can take less than 15 minutes!

Farmington Hills real estate update - Median sales prices

Here is an interesting graph of Farmington Hills real estate, the graph shows median sales prices per sq ft.  Now this is an interesting graph because it gives you a general idea of what many Farmington Hills homes are selling for. 

There is no doubt in my mind that many Farmington Hills homes are selling for less than a $100 a square foot.  So don't take this graph as absolute gospel truth.  You see the average price per square foot I bet is higher.  Probably closer to the $100 a square foot.
