I don't know about you

but I am slammed right now.  I have quite a few buyers trying to cash in on the Metro Detroit first time home buyer tax credit.  We only have about 40 days to get a purchase contract accepted if you need a mortgage.

I have been going out 3 times a day with different buyers for the last 7 days.  I am actually confused on somedays when another real estate agent asks me to give them feedback on a home I saw two or three days ago.  That could be one of 40 -50 homes that I have seen.

It's a good thing that so many people are taking advantage of Metro Detroit real estate bargains.  So many nice homes still under $100,000.  It is amazing .  I was on one street where there was a Westland HUD foreclosure and bank foreclosure.  Both were great prices but there was still a $20,000 difference in price and they were on the same street!  Tremendous bargains to be had.

I have seen some very nice homes under $50,000.  I have seen some excellent flipped homes.  What I mean by that is some investor bought a trashed home.  Then they completely rehabbed the house.  They have stripped the bathrooms and kitchens, carpeting and made the house a beautiful home.

Good for you Russ.  I have to admire any agent who can work the Detroit area and stay optimistic.

Hi Russ ~ I am slammed too.. I haven't been on AR for a week. I have first time buyers, but more investors and waterfront buyers. I assume it is because of the interest rate or better than the stock market?? Humm... I don't know and loving it..
