I feel sorry for the sellers!!!

These poor sellers.  They don't know what is going on behind their backs.  I took clients out Saturday morning to look at four Canton Homes, and one Livonia, Michigan home.  Three of the Canton homes were trashed.  One of the Canton, Michigan homes and the Livonia home, my buyers were interested in.  My buyers had questions about one of the homes.  So I called one of the agents cell phone and got no answer.  Then I call the agents office.  After being put on hold for a few minutes, I asked for the agent and for the seller's disclosures to be sent over.  The agent was not in, but they took a message.  I never received the sellers disclosures.

On Sunday I called the agents cell phone, no answer, no return call yet.  No disclosures still on the property.  I call the agent's office and asked for the disclosures.  Still nothing.  At the end of the day on Sunday no return call and no disclosures still.

My clients decided they like the Livonia Home better anyway and decided to put a bid in on the home.  Moral of the story is that buyers sometimes don't wait.  They sometimes are impulsive and want it right away.  If you have an agent that is unavailable or doesn't return calls for a day.  You may have the wrong agent.

Real estate is all about communication.  Call your seller's agent before you hire them.  How long did it take for them to call you back.  If it was a day or more then you might want to reconsider your choice.  If it is taking them a day to get back to a prospective client, then think of how long it is taking to get back on a potential offer.  Or somebody they don't know.  Buyers, sellers, and agents want and need responsive agents in order to get a deal done.

You are so very right... time is of the essence .. it says in our contracts.. but time is of the essence is all of real estate if one thinks about the buyers making a decision.  Communication is the key!!

When a buyer has to wait like they also choose the other home because they have a bad feeling about the agent not getting information over in a timely manner or returning a simple phone call.   They wonder "Is this how it will be throughout the transaction?" and simply don't want to have that stress.

It never stops shocking me how many agents don't answer or return calls.  I just explain to my buyer that it is a difficult agent to work with and perhaps we should consider if he/she is this difficult now imagine the inspection period.  Then when we close I mail a copy of the HUD to the agent and agent's broker with a note saying "We might have bought your listing on XXXX Street if you returned my call".

I couldn't agree more.  It is so frustrating to have no information to give a buyer regarding an offer or a question about a listing.  Sometimes I wonder if the listing agents prefer to have both sides so they hesitate to respond in case something else comes in during the few days they delay.  I hope that they realize that there are people attached to those questions and offers and that they deserve an answer one way or the other in a timely manner!

Whew, can you tell I have been waiting three days for a response on an offer my neice presented on a house.  Sorry for the rant.

It's extremely frustrating when you have to wait for answers, faxes, phonecalls, etc..  There have been times where  I have done the work of the other agent in order to get things done.  I always leave blank contracts, disclosures, and MLS listing sheets in the homes I have listed for sale.  This way if there is any interest in that home, all of the information is there for the buyer's agent to give to their client.

This market requires even more communication because of the levels of inventory.  I feel bad for that seller!

So I often wonder why anyone waits for an agent to return a call for more than 3-4 hours.  How about calling the office manager?  I sometimes think the waiters are as bad as the no phone call return agents.

Russ:

Why is it that agents have such bad follow-through on returning phone calls. Agents that handle REO's seem to be the most lacking when it comes to returning calls. I am still waiting to hear on a offer that I presented via fax with a dead line that was four days ago,  I still can't get in touch with the lender's representative. How frustrating is it to have a buyer that is capable of performing sitting on the bench in a holding pattern. I have called the broker with no return call either. This is unacceptable.
