Does it really matter? The temperature

The temperature that you keep your house at when you have it listed does matter!  The goal of listing your Michigan home or wherever you are selling your home at is to get it sold.  In order to get it sold first you have to get people into the home.  That part is up to the real estate agent that you hire.

But then it falls on you the homeowner.  You want buyers to spend time in your home.  You want the prospective buyer to be comfortable in the home.  To look it over carefully.

Set the furnace or air-conditioning temperature in the comfortable range.  If you like the home hot turn the temp down.  If you are frugal and don't run the air conditioning on 80 degree days, turn it on!!  If you are going South for the winter or have an automatic temperature control that tuns the heat down during the day.... turn the heat back on!  You don't want prospective buyers running out of the house because it is too cold or too hot.  If the prospective buyer is shivering or sweating in your home that is not good.  You want to set a good experience, a good feeling about the home.  NOT TO REMEMBER IT AS THE "ICEBOX HOUSE'' OR "THE SAUNA"

Spend the extra money to heat or cool your Michigan home or whatever home you are selling.   A few dollars you save on utility bills could cost you thousands on your homes sale price.  Remember to de-clutter your home.  For more tips on how to get your home ready to sell go to my website www.RussRavary.com  Have a great day.

Russ, Smart that you pointed out both extremes, hot and cold. Just right like Goldilocks was looking for!

Russ - I agree, in Florida we really need the sellers to have the a/c on, not only for a decent temp. but to keep the mold out of the house.

Keep it comfortable

I once showed a beautiful home... here in Arizona. The heat was off- the candles had fallen over to resemble deceased snakes. The potential buyers said, "I like the snake house but yeesh... the insulation is bad."

Great point!  I can't tell you how many cold vacant and furnished homes I've shown.  It makes such a difference but few talk about it.  Thanks for the reminder to everyone.

This is an often overlooked factor in vacant homes too. Many times those of us who have vacant listings forget to set the thermostat to "comfortable" during the day. The comfort level works the same way as pictures you want potential to spend more time with your listings and less with the competition

Russ, hi. There is a quandry in my head about telling sellers with vacant homes to winterize when I really want them to keep the heat on this time of year! It's all about the cost of course but I agree with you completely.
