With the dramatic fall in Metro Detroit Home values every home owner in Southeastern Michigan should be considering fighting their Michigan property taxes. You can reduce your Metro Detroit property taxes if you do your research well. Many communities look at a one year time period of sales.
The first thing you should do is call your local city assessor and find out what time period they use. Then go to my website Livonia real estate and scroll down the home page and click on the section on how to fight your Michigan property tax. By understanding how to battle your local city tax review board is the first step to reducing your State Equalized Value (SEV).
It can be done on most properties. It takes time and preperation. You need to have all the latest sold homes in the time period your local city assesor says. If you need help getting the information to lower your property taxes email me at info@RussRavary.com or call me on your cell (313)310-9855

I am walking in the Tampa 3 day cancer walk in October. Support cancer research by going to www.the3day.org/goto/marianneravary and donate as much as you can. My wife got to live 20 years after finding out she had breast cancer due to advances in cancer treatment. Be part of the team and help me. I would like to be able to give some other "special lady" (like my wife Marianne) more days on this earth. If we can give another lady another night to enjoy with friends, an extra week to laugh & hug her kids, an extra month to love her spouse, or an extra year then our money will be going to a good cause. The grants from the Susan G Komen 3 day walk have been instrumental in cancer research. Help me give more time to somebody else please donate to the 3day walk. Thanks

Evening Russ, As a Michigan transplant I am always interested in what is going on there. Very well written post !
This seems like very good info for your local area... did you post it to Localism??
Great information Russ. In January I send out a letter to all my past clients. If they need help in getting the comparable sales to help with their assessments I'm happy to provide it.
Russ, I have read that in some areas home owners are doing just that.
we had our property tax assesment 2 years ago at or near the peak in prices. Now we are down 40% , but taxes are still the same. People need to fight this
The Wayne County Taxpayers Association will be putting on a seminar on "How to Appeal Your Property Assessment". We used to do this every year but after Proposal A the demand declined. I'm with you. This is a perfect year to appeal your assessment. When the time and location is settled I'll get back to you. Any help that the real estate community can offer to those wishing to participate will be appreciated.
